I'm the breeder behind PBJ Farms located in Terrell, TX. We’re so excited to be able to help families experience the longtime loyalty of welcoming a new puppy into their lives! Our dogs stole our hearts right from the start and we found ourselves wanting to get more involved. Breeding was a natural next step and we haven’t looked back since!

About Patti
I am a retired elementary school teacher and my husband works primarily from home. We have a 5 acre farm with goats, miniature ponies miniature Highland cows, and a spoiled rotten pig. We believe that in almost all cases, animals are better than people. We can't imagine how anyone lives their lives without animals.
What makes Patti’s program special
Our puppies are treated like family from day 1. They are well socialized and hand held daily. All of the parents are our own dogs and will never be sold or rehomed after they're done breeding.

Getting a puppy from Patti
Patti has been certified by Good Dog's screening team for responsible and trusted breeding practices. When you're ready to reach out, feel free to ask any questions about the breed, their program, or specific puppies. You'll also have the chance to share a bit about yourself and what you're looking for in a new companion. Together, you'll choose the puppy that's right for you, stay in touch with regular updates, and plan how to bring your new puppy home.
Price
Puppy prices range from $1,800 - $2,200 and include a non-refundable deposit of $500.
“Price includes a beautiful puppy with a one year guarantee of no genetic health issues. Puppies are nurtured in our home and exposed to dogs, cats and various farm animals (through a fence). They are handled daily and come prespoiled. Price includes 2 rounds of vaccinations and deworming. Puppies are ready to go home at 10 weeks old. . 500 reserves your puppy. Deposit is non-refundable, as time lost could keep a puppy's new family from getting to spend every possible moment with their new baby.”
Contract and health guarantee
Patti may provide a written contract or health guarantee when you purchase a puppy. This helps protect both you and your breeder, ensuring that you both have a clear understanding of the terms of your puppy purchase. If Patti offers a contract or guarantee, the details will be personalized by them. If you have any questions or want to know more, don’t hesitate to reach out to Patti directly.
What's included
Enrichment and socialization
We teach them to walk up stairs and begin the puppy basics of "sit" "stay" "outside" and "come". I utilize the following enrichment methods: Socialized in new places, Various sounds, Socialized with other animals, Socialized with other dogs, Daily handling, Scent introduction, Surface & tactile stimulation, and Car rides.
Puppy health practices
Puppies will be independently checked by our veterinarian. In the case of referral to a specialist, that is done before puppy goes home. Although it never has happened, if a puppy is found to have any defect, deposit will be refunded or transferred to a different puppy.
Extras
We send our puppies home with Registration, Basic obedience & manners, Initial potty training, Food & treats, Vet records, Blanket with mom & littermates’ scent, Sound and texture enrichment, Vaccinations, Food Starter Bag, and Breed Club Registration.
Bringing your puppy home
Patti offers options to help you easily get your new puppy home.
Pick up your puppy in Terrell, TX or nearby
If you’re nearby, you can visit in person to pick up your pup. If you’re far away, you can travel by car or plane.

Get your puppy dropped off to you
We’ll meet at a mutually convenient halfway point to drop off your puppy. Once your application is approved, we’ll coordinate the details for your pick-up day together.

Why Patti started breeding
…We began breeding with the plan of just breeding Morkies, We have a 12 year old who has been the absolute perfect dog. She got sick about 4 years ago, and I was afraid I was going to lose her. Having just retired from teaching, I decided that this was a great way to get in the nurturing that I still felt called to do. We started breeding Maltese puppies because we had a real hard time finding this breed. I love the breed because they are so faithful to their person. We just began breeding Yorkies when a gorgeous male kind of fell into our laps. He has the most playful personality and our female has been the BEST mother to all of her puppies.

Axe has the most playful personality there has ever been! He loves to run and play outside. Of course, he is always down for snuggle time, too, and he has no respect for personal space. He is very obedient and great with all of our other dogs. There is not an indoor dog gate that can contain him. He can jump super high but will not go into off limit rooms without being invited.

Maggie is the protector of the house. She is a Daddy's girl to the max, but if Mommy is up after he goes to bed, she stays with her to keep her safe. She is highly respected by the other dogs, and is clearly the alpha.
